The building permit is currently being processed. Once approved, zoning will be determined, and the following development options will be available:

• The first part of the coastal strip (a 50-meter-wide zone) will be designated as a recreational area, while the second part (a 50- to 100-meter-wide zone) will be designated as a daytime use zone. This layout is required by coastal legislation and cannot be changed.
• The northwestern part of the site is designated for social facilities and parking, while a 10-meter-wide road is left in the north and 7 meters wide in the west. Accordingly, the development plan's share (DOP), which can legally be obtained up to 45%, is minimized (only 13%!!), and only limited road and infrastructure elements are provided.
• The remaining residential development area is 48,570 m². The building condition is two stories, with a TAKS (target area coefficient) of 0.10*, as the site is an olive grove.
• Thus, the development area of the first floor will be: 4870 m². Construction area: 4870 * 2 floors = 9740 m². When adding additional areas permitted for use (0.30 coefficient based on regulations), the total construction volume will be 9740 * 1.3 = 12662 m²*, therefore, it is possible to build 85 villas with an area of 75 m² for development (base) and 150 m² (total area) / 150 m² = 85 villas.
