I'm selling a building with a tenant in Prusha

I sell a building with a tenant -Creakids kindergarten, an international network (about 500 kindergartens in Latvia, Norway, Sweden, the United Arab Emirates). The building area is 1309m2 (including a basement of 400m2). Janitor services and land tax (building tax-0) are compensated by renting parking spaces to offices located in the neighboring house. The building was built in 2006 and renovated for children.the garden meets all current requirements (hosted by Veselibas inspekcija) in October-November 2021.
The agreement is valid until 08/31/2031.The Parties may terminate the agreement unilaterally with 12 months' notice.The rent is 75,000 euros per year+communal
