1. CONSTRUCTION
Concrete: C30 grade concrete, which complies with the design calculations, was used for this project. Reinforcement: B420C grade reinforcement, which complies with the design calculations, was used for this project. Foundation: In accordance with the building, a radial foundation system in accordance with earthquakes was used. Walls: BİMS blocks were used for the external walls, BİMS blocks and plasterboard were used for the internal walls and partitions. 2. OUTDOOR AREAS
On the territory of garden plots and public areas of the project, landscaping and automatic watering works will be carried out in accordance with the project. On the wall supports of the project, facing works will be carried out with stonewrap stone, marble and mineral plaster. On the terraces and open areas above the basement, bitumen membranes, two-component waterproofing, hot asphalt or similar water waterproofing will be used. On the roof, insulation is made of XPS * protective concrete * roofing felt * crushed stone. Ceramic tiles of the Serapool olcay mix series will be used for the internal lining of the pool. Wooden flooring iroco thermowood deck was used for the verandas.
3. PARKING
The general project provides for a special closed parking space for some of the residential premises (8 units). In the open parking areas, zones with specific parking spaces will be allocated. The number of parking spaces depending on the type of housing will be specified in the management plan. Standard automatic garage doors are installed in the closed parking lots.
4. ELECTRICAL INFRASTRUCTURE
The project will include the installation of 3 transformers: 1 unit of 1000 KVA, 1 unit of 100 KVA and 1 unit of 340 KVA. All areas in the project will be supported by a 90100 generator in case of power failure. The switches and sockets used in the electrical installation will be selected in accordance with the requirements of TSE and / or CE standards, such as BTICINO, GEWISS or equivalent. Lighting fixtures will be designed and supplied taking into account high energy efficiency standards. Cables used in all types of residential premises will be halogen-free: internal cables will be NHXMH, cables for panel power supply - N2XH, cables for fire alarms - N2XH - type FR180, all with appropriate sections according to the project design.
An LCD automation panel will be installed in the entrance areas to residential premises, with the help of which it will be possible to control the automation system in the apartment, as well as establish a connection with the security system.
- The apartments will be equipped with television and telephone sockets compatible with satellite television reception.
- An intelligent smart home system from Panasonic will be installed inside the apartments, with the help of which it will be possible to control the climate control systems, lighting, curtains, and underfloor heating system.
- The apartments will be equipped with sliding internal doors.
5. MECHANICAL INFRASTRUCTURE
5.1 HEATING AND COOLING
- The apartments will be provided with air conditioning using an individual VRF/VRV system, while other apartment installations will use a common two-pipe VRF/VRV system.
- The apartments will have underfloor heating designed for use at any time of year.
5.2 HOT WATER SUPPLY SYSTEM
- Each apartment will have a separate boiler room, providing hot water via a circulation line and a heat pump, with energy consumption measured by a meter.
5.3 EXHAUST SYSTEM
- The bathrooms will be equipped with a ventilation system with an exhaust fan.
5.4 SUPPLY OF DRINKING AND DOMESTIC WATER
- For drinking water, a reverse osmosis system will be installed on the MUSKI hose. With this system, sea water will be purified and stored. Water consumption in individual rooms will be monitored by a meter.
- For garden use, a wastewater treatment system will be installed to provide water for garden irrigation. If water is insufficient depending on the flow rate, the needs will be met from the main distribution building.
5.5 PIPELINES
- All wastewater pipes will be made of silent PVC plastic.
- The clean plumbing system will be designed using PPR-C.
6. INTERIOR PREMISES
- The entrance, interior and exterior doors will be covered with wood or a finish determined by the architectural team, and when the lock is closed, the door will be secured with a side pin in the frame. Sur brand steel doors are used.
- Internal doors, MDF varnish paint.
- Walls, cement-sand plaster, gypsum plaster, water-soluble silk paint. The walls in the bathroom will be covered with natural marble or Kütahya ceramics (60*120) Adria Latte.
- The ceiling in the hallway will be made of plasterboard with a gypsum plaster mesh and covered with silk plastic paint.
- The bathroom ceiling will be made of plasterboard with gypsum plaster mesh and covered with silk plastic paint. The common ceiling will be made of plasterboard with gypsum plaster mesh and covered with silk plastic paint. The bathroom floor will be covered with natural marble or Kütahya (60*120) Adria Latte ceramics. The common floor will be made of natural marble and laminated parquet.
- Kitchen cabinets will be custom-made from first-class materials in accordance with the interior design project. Kitchen countertops will be made of quartz/acrylic. Kitchen sink group will be from Blanco. Cabinet hinges will be Hafele/Blum or similar. Bathrooms will be equipped with custom-made cabinets from first-class materials in accordance with the interior design project. Shower enclosures will be from Kabinet, Artemis, Hüppe or similar. Mixers will be from Hans Grohe. Bathroom sinks will be from Vitra. Each type of housing will have 1 electric hob, oven, extractor hood and built-in dishwasher, a total of 4 built-in appliances from MIELE or similar brand, delivered mounted.
