Being in close proximity to the tourist infrastructure – beaches, tennis courts, soccer and golf courses, the largest water park in Croatia, the land
at the same time it is located in a very secluded location on a separate hill with a beautiful view of the sea and the neighboring green hills.
The total land area is 27494 sq.m.Most of the land is located in the R1-R2 zone, supplemented by the main part of the T1-T2 zone, for which an apartment hotel project was developed, a permit for accommodation was obtained and a detailed project was developed.
Depending on the category of land, any type can be built: a Boutique hotel, a Family hotel, an Apartment hotel, a Ferriendorf, or Vacation Apartments. Maximum allowable capacity = about 250 beds + extra beds.
A total of 4 buildings can be built: The main building ("HOTEL"; with hotel rooms and/or holiday apartments) must have a minimum of 126 beds (plus additional beds). And three additional smaller buildings ("DEPANDANSE"; villas and/or holiday apartments) with a capacity of 124 beds (plus extra beds).
The documentation for the construction permit has not yet been submitted, but the entire infrastructure has been prepared and brought to the site: roads, water, sewerage, electricity.
Construction can begin immediately after obtaining a building permit.
There is a possibility (option) of allocating neighboring plots, that is, with a total area of about 60,000 m2, with the definition of a "sports and recreation area" in the urban planning plan.
These plots are owned by the Republic of Croatia and will be leased.
