The total area of the purchased object is 63270 sq.m.
The coast is part of a protected coastal area and the habitat of many endangered species such as bottlenose dolphin, loggerhead turtle and seahorse. The plan defines an area slightly wider than existing olive groves or abandoned fields for agricultural expansion.
Mechanized land clearing and landscaping of gardens are allowed throughout the agricultural development area, provided that dry stone walls and stone piles are preserved: fences in their entirety, stone piles inside plots within their visibility, and traditional terraces with dry stone retaining walls will be required in future abandoned fields, at least at every meter of elevation difference in order to preserve landscape and erosion control.
In areas of agricultural development, the exact location of new buildings is not specified; however, the condition applies: They must be located at least 100 meters away from the nearest existing building or building for which a permit has been issued.
For main buildings in agricultural development zones:
- The height of each floor should not exceed 3 meters.
- The total area of the occupied area should not exceed 100 square meters of the enclosed part of the main building plus 100 square meters of a canopy on the ground/basement floor.
Auxiliary buildings, such as warehouses, can be built on the same site as the main building, provided that they have one above-ground floor and their total area does not exceed 30 square meters in agricultural development zones.
After the implementation of the territorial plan, the planned project, namely the construction of fishing houses or several small buildings for tourism or hotel business, can be implemented.
