A huge land plot of 63270 sq.m. is for sale in an exceptional location - a beautiful island located in the Kornati archipelago, next to the territory of the Kornati National Park.The land is privately owned and occupies a significant part of the island. The coast of Bruschniak is part of a protected coastal area and the habitat of many protected species such as bottlenose dolphins, loggerhead sea turtles and seahorses.The plan indicates an area slightly wider than the existing olive groves or abandoned clearings for agricultural expansion. Throughout the territory of agricultural development, mechanical clearing of land and modernization of plantings are allowed, provided that dry stone walls and stone piles are preserved: fences in their entirety, and stone landfills inside the plots to the extent that they remain visible, while at future clearances, it is provided that to protect landscape values and combat erosion, traditional terraces with retaining walls made of dry stone must be built at least on every meter of the height difference.
Of the remaining land on the island, part belongs to the Republic of Croatia, and the rest consists of private land plots.
It is possible to purchase the remaining plots (at least part of them, with the assignment of ownership to the Republic of Croatia). The brochure below describes the possible construction options and conditions dictated by the territorial layout.
The land for sale (about 65,000 m2) belongs to an Austrian citizen who is ready to negotiate the sale.
In the territories designated for possible construction within the agricultural development zones, the exact location of new buildings is not specified. Instead, the condition applies: They must be at least 100 meters away from the nearest existing building or building for which a permit has been issued.
The size of the main building in agricultural development zones:
- The height of each floor should not exceed 3 meters.
- The total area of the occupied territory should not exceed 100 square meters of the enclosed part of the main building + 100 square meters of a canopy on the ground/basement floor.In addition to the main building, auxiliary buildings, such as warehouses, can be built on the same site, provided that they have one above-ground floor and their total area does not exceed 30 square meters in agricultural development zones.
After the implementation of the "SPATIAL PLAN OF THE ZONE OF SPECIAL CHARACTERISTICS OF THE ZHUT-SIT ARCHIPELAGO", the planned project can be implemented – Fishing houses or several small buildings to accommodate tourists and hotel services.
