The villa is located about 1 km from the nearest beach and about 2 km from the center of Rab. Access to the villa is via an asphalt road suitable for heavy vehicles.
The villa is a modern single-storey house with a flat roof of 406 m2. The entire roof is connected by pipelines through a sand filter to a 50 m3 tank, which ensures that there is no shortage of rainwater for watering flowers and other plants during the hot summer months. All rainwater can be redirected using valves for domestic use.

CONSTRUCTION
Structurally, the villa is built at the highest quality level:
1. EXTERIOR WALL
The total thickness is about 52 cm. The bearing part is made of 38 cm thick clay blocks. The facade is finished with a 12 cm thick polystyrene foam insulation and a Baumit finishing layer. The interior is made of plasterboard sheets glued directly to the wall. Such an exterior wall guarantees compliance with the highest building and physical standards in terms of thermal insulation and vapor permeability.
2. GROUND FLOOR
Their thermal insulation significantly exceeds modern standards. To ensure waterproofing and protection from capillary moisture, the concrete floor slab is treated with XYPEX waterproofing additive. The floors are additionally protected with classic SIKA waterproofing coatings. A total of 21 cm thick rigid polystyrene foam was installed. All rooms, with the exception of bathrooms and laundry rooms, have light parquet floors. Such floors provide an exceptional microclimate and comfort of living.
3. ROOF CONSTRUCTION
The most modern insulation system for flat roofs has been installed. The roof structure uses vapor barrier, EPS slope insulation 25-32 cm thick, SIKA waterproofing membrane 1.8 mm thick, geotextile and a gravel layer 10 cm thick. This design ensures durability and a comfortable indoor climate.
4. LOAD-BEARING STRUCTURE
Ribbon foundation, horizontal and vertical reinforced concrete screeds, reinforced concrete floor structure. The central part of the villa is reinforced with reinforced concrete walls. The building is statically resistant to the seismic zone in which it is located, according to seismic maps.
ARCHITECTURAL PLANNING
The villa is designed in such a way as to minimize the negative impact of external factors such as wind and precipitation. The villa is protected from the winds by the surrounding forest, its location and one-storey building. There is practically no wind.
The villa is characterized by large glass walls and abundant natural light. All the glass walls are covered by a more than two-meter-high roof canopy. This provides shade during the summer months, preventing sunlight from entering. In winter, the sun sinks below the horizon, illuminating and heating the room exactly when it is especially necessary. The building is built according to energy efficiency class "A". The ceiling height in the room is 303 cm.
